The process includes a credit and background check, along with proof of income and a valid government-issued ID. Once approved, you'll sign your lease electronically. Most applicants receive a decision within two business days of completing the application.
Is renter's insurance required?
Yes, renter's insurance is required for all residents at The Gallery. You must carry a minimum of $100,000 in liability coverage. While liability is the only requirement, we strongly recommend selecting a policy that also covers your personal belongings. Many providers offer affordable policies starting at just a few dollars per month.
What is the average rent?

How do I pay rent?

What are the lease term options?

Are there any move-in fees?
Move-in costs at The Gallery typically include prorated rent, a security deposit, and applicable fees. If applicable, pet deposits and parking fees are collected at move-in. Residents enrolled in our Preferred Employer Program may be eligible for waived application and administrative fees.
Is there a penalty for breaking the lease early?
Yes, breaking your lease early at The Gallery may result in an early termination fee. We require 60 days' notice, and the early termination fee is equivalent to two months' rent. The specific terms are outlined in your signed lease agreement, so if you anticipate needing to end your lease early, we encourage you to contact the leasing office as soon as possible to discuss your options.
Do you require a background or credit check?

Are utilities included in rent?
Residents are responsible for setting up their electricity through Xcel Energy prior to move-in. Water and sewer are individually metered and billed to your ledger along with rent through our third-party billing provider. What are the income requirements to qualify for an apartment?
To qualify for an apartment at The Gallery, applicants are generally required to have a gross monthly income of at least two times the monthly rent. For example, for a $1,800/month apartment, an income of approximately $3,600 per month is typically required. Co-signers or guarantors may be considered in certain situations. What is the application fee at The Gallery?
The application fee at The Gallery is $34.15 per applicant, which covers the cost of the required background and credit check. An administrative fee is also due upon approval. Both fees are non-refundable. However, residents enrolled through our Preferred Employer Program or other qualified special offers may be eligible to have application and administrative fees waived. Do you offer furnished apartments?
No, The Gallery does not currently offer furnished apartments. However, we can connect you to CORT, our preferred furniture rental provider.
Once You Move In
Can I install shelves, curtains, or hang posters?
Yes, you are encouraged to personalize your space at The Gallery. You may install shelves, curtains, and hang posters. Please ensure that any modifications do not damage the walls and that the apartment is returned to its original condition upon move-out.
Am I allowed to paint the walls?
Yes, you may paint your apartment walls at The Gallery. However, you are responsible for restoring them to their original color before moving out. For more information, please contact the leasing office.

Are grills allowed on balconies or patios?
No, grills are not permitted on patios or balconies at The Gallery, in accordance with Arapahoe County fire code. Please reach out to our leasing office with any questions about where grilling is allowed on the property.
What is the smoking policy?
The Gallery is a 100% smoke-free community. Smoking of any kind — including cigarettes, cigars, e-cigarettes, vaping devices, and other substances — is strictly prohibited inside apartment homes and throughout all community grounds. Residents who violate this policy may be subject to fines and/or eviction.
What happens if I lose my key or access fob?
If you lose a key or access fob to The Gallery, contact our leasing office as soon as possible to arrange a replacement. A replacement fee of $5 per key applies. For after-hours lock-out assistance, please contact a locksmith.
Life at The Gallery
What are your office hours?
The Gallery is open from 10am – 6pm Monday through Friday and from 10am – 5pm on Saturdays. We are closed on Sunday!
Do you have EV charging stations?
The Gallery does not currently offer on-site EV charging stations at this time. Please reach out to our leasing office for information on nearby public charging options.
Are there community events for residents?
Yes! The Gallery hosts regular events throughout the year to help residents connect and build relationships with their neighbors. Yes, parking is available for all Gallery residents. Open community parking is included with your lease at no extra charge. For residents who prefer covered or private parking, attached garages ($200/month) and detached garages ($175/month) are available to rent as an add-on. Availability may be limited, and garage pricing is listed on our Pricing Breakdown page.
What is the guest policy?
Guests are welcome at The Gallery. A guest may stay for up to 14 days without prior approval. No guest may stay longer than 14 days without written consent from the leasing office. For extended visits or special circumstances, contact the leasing office in advance.
Are storage units available?
The Gallery does not currently offer on-site rentable storage units. Residents who need additional storage may find that the oversized closets in each apartment home provide ample space, and several self-storage facilities are located nearby in the Southlands area.
What security features does The Gallery have?

Pet Friendly
What is your pet policy?
The Gallery is a pet-friendly apartment community in Aurora, Colorado! We allow up to 2 pets per apartment, including dogs and cats. We utilize PetScreening to monitor all four-legged residents and require a pet deposit and monthly pet rent. We do, however, have breed restrictions for Akitas, American Bulldogs, Boxers, Cane Corsos, Chow Chows, Dobermans, Dalmatians, German Shepherds, Huskies, Karelian Bear Dog, Malamutes, Pit Bulls, Presa Canario, Mastiffs, Rottweilers, St. Bernard, Staffordshire Terriers, and any Wolf Hybrid. What are the pet fees at The Gallery?
At The Gallery, pet fees include a one-time $350 pet deposit and a monthly pet rent of $35 per home. All pets must be registered through our PetScreening program prior to move-in.
